About Bo Durkac

I have been in the mortgage industry for over two years. My favorite part of the job is helping first-time homebuyers work their way through a process that can be overwhelming and confusing. I really enjoy taking them step-by-step from the beginning to the end and seeing smiles on their faces—and sometimes tears of joy in their eyes—when they receive the keys to their first home. I specialize in first-time home buyer downpayment assistance programs. In a state like Florida, where there are several programs available, finding the right one for each buyer is both a challenge but also very rewarding. I differentiate myself from other loan originators because I am a tremendous communicator. I tell buyers and real agents all the time: If I go longer than 2 hours without returning a call or a text, I am either coaching my son’s baseball team or I am asleep. The most important thing I tell buyers—especially first-time buyers—is that buying a home is not like buying something on Amazon. You can’t decide that you are ready to buy a house and then have that house show up on your doorstep later that day. The process takes a long time and is filled with a lot of ups and downs and documents and frustration, but ultimately, it will be the best decision you have ever made. Having lived in sunny Florida for seven years, I love helping buyers here with the process. I say all the time: “There is never a bad time to buy a home in Florida.” Even if a buyer doesn’t get the ideal interest rate or purchase price, property values appreciate so quickly in Florida that you soon realize that, once again, it will be the best decision you have ever made. I have two core values as a loan originator. 1) Discipline. Regardless of the quality of the housing market or interest rates, you have to show up every day and put in the work. The highs and lows can be offset with a positive work ethic rooted in discipline. 2) Communication. The loan process is often filled with obstacles, frustration and disappointment. Bad news does not disappear by ignoring it. By staying in constant communication with agents and buyers during the process, it is a lot easier to deal with the problems that invariably arise. My hobbies include golf, hanging out with our friends and coaching my son’s baseball team and my daughter’s softball team. I am very fortunate to have a beautiful, intelligent and supportive wife and two great kids.

  1. Approval may be granted in five minutes but is ultimately subject to verification of income and employment, as well as verification that your property is in at least average condition with a property condition report. Five business day funding timeline assumes closing the loan with our remote online notary, and where loan amounts are under $400,000 which would not require an appraisal. Funding timelines may be longer for loans secured by properties located in counties that do not permit recording of e-signatures or that otherwise require an in-person closing, or that require a waiting period prior to closing, or where loan amounts exceed $400,000.
  2. The Fixed Rate Home Equity Line is an open-end product where the full loan amount (minus the origination fee) will be 100% drawn at the time of origination. The initial amount funded at origination will be based on a fixed rate; however, this product contains an additional draw feature. As the borrower repays the balance on the line, the borrower may make additional draws during the draw period. If the borrower elects to make an additional draw, the interest rate for that draw will be set as of the date of the draw and will be based on an Index, which is the Prime Rate published in the Wall Street Journal for the calendar month preceding the date of the additional draw, plus a fixed margin. Accordingly, the fixed rate for any additional draw may be higher than the fixed rate for the initial draw.
